Building Defect

A building defect is any deviation from the contractually agreed quality, applicable standards, or reasonable expectations for construction work.

A building defect exists when the building or parts of it do not comply with contractual agreements, recognized rules of technology, or ÖNORM standards. ## Types of Building Defects **Structural Defects:** - Cracks in load-bearing components - Settlement and deformation - Foundation problems **Moisture Damage:** - Water ingress - Mold formation - Efflorescence **Surface Defects:** - Spalling - Color deviations - Plaster damage **Installation Errors:** - Leaking pipes - Faulty electrics - Inadequate insulation ## Legal Significance Under Austrian law (ÖNORM B 2110), the contractor is liable for defects that occur within the warranty period. Documentation of building defects is therefore crucial for potential claims.
